Who is Landsea Homes?
Landsea Homes was established in 2013 as a wholly owned U.S. subsidiary of Landsea Green Group, a global builder with communities in the US, Germany, and China.Led by a U.S. team of home building professionals with years of industry experience in our local markets. What is Mello-Roos?
Mello-Roos is named after its co-authors, Senator Henry Mello and Assemblyman Mike Roos. It is a law that created “Community Facilities Districts,” more commonly known as CFDs, which are a mechanism to collect funds to pay for new infrastructure such as schools, fire and police stations, post offices and other public services. Mello-Roos is paid along with your property taxes. Check with your tax advisor for any potential tax benefits.
Is it better to own or rent?

What is the advantage of buying a new home?
New homes have distinct advantages over pre-owned homes. Today’s new homes reflect the way we live today: open floor plans, high ceilings, large closets, media rooms and more. With a new home you can often participate in the customization of interior spaces in advance of actual construction by selecting your cabinets, countertops, appliances and flooring. And the use of state-of-the-art technology means today’s new homes have unprecedented energy efficiency, comfort and indoor air quality.

Do I need a real estate agent to buy a new home?
We do not believe it is necessary to have an agent. Our sales counselors are extremely knowledgeable about our homes and communities, financing and the entire home buying process. They will indeed be more knowledgeable about our homes and process than a real estate agent. However, we encourage you to do whatever makes you most comfortable. We’ll warmly welcome agents, although, in order for agents to receive a commission, they must accompany and register buyers on their first visit to our community. They must also read and abide by our broker policies, procedures and requirements (Please see the FAQ Brokers’ page for more details).
Should I pre-qualify before visiting a Landsea Homes community?
It’s required in some, but not all communities, and it’s very helpful. We recommend contacting the sales office of the Landsea Homes community you are interested in to determine if pre-qualifying is recommended for that particular community. Pre-qualifying is a great way to determine how much home you can comfortably afford. Our sales counselors will introduce you to our preferred lenders who will take you through the pre-qualification process. We offer this as a free service. While there is no commitment to purchase from us or to finance with them, you’ll find the information very valuable in your new home search.
What is the benefit of using a preferred lender?
Our preferred lenders are familiar with our communities, sales staff, policies and requirements. This allows for us to quickly and accurately answer your questions while keeping you up to date and providing you with a faster, less complicated loan process.
Can I qualify for a new home purchase if I have a short sale or foreclosure?
Some homebuyers have had the unfortunate experience of a short sale or foreclosure but have still been able to purchase a new home. Potential homebuyers must demonstrate the ability to pay with sufficient and stable income; the willingness to pay based on their credit histories; and the ability to provide a down payment. We can introduce you to our preferred lenders, who will be able to quickly assess whether or not you qualify, how much you qualify for and what the monthly payments would be. We offer this service free of charge and with no obligation.
Will my deposit check be cashed?
The deposit is an important part of the home buying process. It tells us you’re a committed buyer. Upon acceptance of an offer, the deposit check will be cashed and placed in an escrow account or other neutral depository (no escrows in New Jersey) and will go toward your down payment and closing costs.
What happens if I change my mind?
Buying a home is a serious venture. Our sales counselors will guide you through the process; they will never pressure you because, when you make the commitment to purchase, it is indeed a commitment. Your deposit will be at risk if you default on the agreement.
