Starts Coordinator

Objective: The Starts Coordinator is responsible for efficiently processing the start of homes while meeting cycle times, maintaining reports and construction schedules. The Starts Coordinator will provide support to the Vice President of Construction and serve as the in-office liaison for area managers and field personnel.

Position Responsibilities:

  • Manage Unstarted Lots Report
    • Identify lots to be queued by sales using Community Sequence tracker
    • Track requests sent to CVL
    • Track requests sent to Design/SST
  • Request Plot Plans from CVL
    • Generate requests for CVL
    • Track progress/completion
    • QC Review
  • Apply for Permits
    • Track progress/estimated completion timeline based on city turn
    • Manage templates for active/new communities
    • Obtain master developer approval prior to permitting as necessary
  • Process All Paperwork
    • Starts
    • Change Orders
    • Miscellaneous updates
    • Ensure lot files are complete and accurate
    • Manage database for accuracy
    • Review Design paperwork for errors
    • Manage requests for updates/changes to options
    • Field emails from field, office, trades with questions/concerns
  • Establish/Turn Off Utilities
    • Apply for utilities at time of start per community
    • Follow up for utility termination after closing
  • Generate and Manage Weekly Reports
    • Update system with new data
    • Publish and distribute weekly reports
  • Manage Trust Accounts
    • Capture monthly payments
    • Forecast future funds for replenishment requests
  • Work with construction schedules in HB1 – make updates, changes, answer questions and provide support to both internal and external customers
  • Create and maintain Standard Operating Procedures
  • Lead department system training as needed, answer questions and provide support to both internal and external customers
  • Performs other duties as needed

Key Qualifications and Attributes:

  • Proficient in Microsoft Office: Excel, Outlook and Word
  • Experience with residential and/or production home building is preferred but not required
  • High school diploma or GED
  • Ability to adhere to strict deadlines and work under pressure
  • Ability to properly execute tasks in an efficient manner without sacrificing quality
  • Detail- oriented
  • Ability to learn and adapt to new processes quickly
  • Strong oral and written communication skills
  • A professional demeanor

Physical Requirements:

This is primarily a sedentary position. May be required to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing 25 pounds or less. Finger dexterity is required to operate a computer keyboard. This position works in a general office environment with moderate noise; the office environment is busy with unscheduled interruptions. This position requires public contact, as such, appropriate business apparel and professional appearance is expected.
